Rooms tidy comfortable and warm
Owner was blunt sharp and didn't make it clear when breakfast was served to, made us feel like idiots when we challenged him about it

Nice quiet hotel. Friendly.Although continental breakfast advertised, was cereal and toast as well. Plenty of food to eat and a couple of restaurants close by.A great bus service running between Leeds and Wakefield with bus stop just outside the hotel if you did not want to take the car.Good location for sightseeing, and would stay there again.

It was a warm and friendly welcome, the guest is welcome.
The ventilation/opening of the windows was not well possible, the good location near the motorway for travellers is disadvantageous for people who love peace and quiet. For one night TOP okay.

It's country side old fashioned building
Smelly toilet and room itself . No wi fi facility in rooms . It's not value of money at the same price you can get better place . That's what I missed too.

Convenient location to Rothwell where I was visiting. Quiet location and a simple but adequate continental breakfast.
There seemed to be only one person on site, was this enough in case of emergency?

The room was basic and clean. The staff were friendly and helpful and the car park free with plenty of spaces.
The hotel was right next to the motorway and the noise can be heard day and night. The breakfast is basic and its a shame they don't offer a basic room service menu or guests use of a microwave. The wi fi doesn't work in every room.

Located close to West Yorkshire cities and motorway network. Breakfast included in price.
It isn't easy to find. It's not the hotels fault but local roads are poorly signposted, particularly the A654.

Reasonably convenient location for both Leeds and Wakefield but comfortably isolated from the centres of either and so the immediate area is fairly quiet and relaxed. There is a bus stop right outside with frequent services to both Leeds and Wakefield every day, so no problem about relying upon public transport for general mobility in the area. A couple of restaurants within the vicinity (I.E. without having to go into a city centre).
Visitors should be aware, for the avoidance of doubt, that the hotel is extremely close to a motorway but I did not find this problematic because the rooms appear to be very well insulated against traffic noise.

Inexpensive, clean, near to Cantonese and offered a discount there.
No cooked breakfast on offer at all. Pillows far to hard - gave me a cricked neck.
